4-Alarm Shock

An architectural gem

Just when we had our hands full with a proposed drive-through Chick-Fil-A in Five Points, along comes this punch in the jaw at Design Review this morning: the historic Fire Station No. 22, recently vacated, is on the table for demolition. It would be replaced with a Walgreen’s drugstore and parking lot. And a drive-through. On yet another important, gateway corner (Clairmont Avenue and 32nd Street).

Except this time the owner isn’t proposing tearing down a Ruby Tuesday’s built in the 1990s, but a wonderful Spanish-style fire station built in the 1920s. And the owner just happens to be the City of Birmingham, which is perhaps the most shocking part of this. Hasn’t this City learned enough about tearing down historic structures and what that does to a neighborhood fabric? And to a sense of place?

A dismal idea

To their credit, the Design Review Committee refused to approve this conceptual site plan, and insisted Walgreen’s return with exterior elevations suitable for an urban environment, including pedestrian-friendly storefront and sidewalk entries (no exteriors were presented today). Alison Glascock, Highland Park neighborhood president, stood to commend the Committee for its stance.

City of Birmingham–you need to be actively seeking creative redevelopment of the historic fire station, not tearing down another piece of our history to replace with banal, suburban-style architecture! And if you need an architect to help figure that out, I know where to find one.

UPDATE #2: BOGUE”S RESTAURANT TO BE DEMOLISHED UNDER THIS PLAN

The Walgreen’s plan would not just take out the neighboring service station, but also Bogue’s Restaurant, an historic fixture on Birmingham’s Southside for many decades.

The end of an era?

Staging a comeback

On a glorious spring post-Passover pre-Easter Friday, I’m thinking about the fantastic tour I had of the Lyric Theatre earlier this week. For those that don’t know, the Lyric is one of the few surviving Vaudeville theatres in the South, and one of only three intact historic theatres remaining in Birmingham (the Alabama and Carver being the other two). In order for us to have a real Theatre District, we must get this beautiful theatre renovated. Birmingham Landmarks, which owns and operates the Alabama, is getting ready to launch this renovation effort;  the community must get behind it.

Amazing historic architecture

I was also able to tour the office building connected to the theatre. Almost 100 years old, the 6-story building is amazing: original doors with glass transoms above, terrazzo floors, original wood moldings. It has been vacant for 30 years along with the theatre, and will hopefully be brought back to life as well.

Theatres are essential to any city’s cultural life. To me personally, the Lyric is the ideal size not just for special concerts and plays, but as a regular home for the symphony, the ballet, and the opera–all of which perform currently in less-than-ideal venues.

One thing is for sure: we don’t want the Lyric to end up like the many other historic theatres nearby that were demolished by the 1980s. As a sober reminder of this sad history, I present this shot below of the Ritz Theatre under demolition one block away on 2nd Avenue in 1982. Birmingham, this time let’s preserve a much-needed venue (the Alabama has to turn away hundreds of events a year and this would help).

Oh by the way, where the Ritz used to stand? It’s a parking lot now.

Sometimes recessions bring out interesting entrepreneurial efforts (see architects selling ice-cream in my post below).  Sue and Jimmy Johnson have purchased the former Hunter Furniture building on 18th Street North and plan to open a “doggie day care” facility, the first of its kind downtown. The owners intend to create a loft upstairs for their residence. While primarily known recently for its electric turquoise coloring, this building has a special place in local urban history: when almost the entire block was razed for a promised but never-to-materialize development, Hunter Furniture refused to bend to pressure. Today it stands alone amidst a sea of surface parking, a (rare) testament to grassroots resilience to the destruction of urban fabric.

People who live downtown tend to have dogs; walking dogs in the mornings and evenings helps foster community, creates pedestrian (and canine) foot traffic, and makes streets feel safer. While most residents are happy to finally have a dog park at George Ward Park, as yet there is no dog park downtown to which people can walk their furry friends. I’m hoping that the local Bark for a Park group will find a great place soon to start downtown’s first dog park. It doesn’t have to be big. And there are plenty of physical places where, in theory, you could locate one. Take a look at the Deep Ellum Dog Park in downtown Dallas for an example of what we could do here.

I also hope the Johnsons will figure out a way to preserve the old Hunter neon sign on the building; in my opinion signs like this should be landmarked and a special fund set up to help owners preserve them (the cost of restoration and operation can be daunting). A future post will discuss the importance of projecting signs and graphic imagery in dense, urban areas. But I could not resist posting this wonderful shot of Hunter Furniture and 18th Street from the mid-1970’s, before the wholesale demolition all around it.

Here you see the old WBRC-TV studio next door, the old Pasquale’s pizza downtown location, and a series of other businesses marching up 18th Street. Almost all these businesses are now defunct or demolished; Hunter wasjust about the lone survivor from this era (it finally closed in November, 2009).

It’s a shame that after all these years, the parking lots surrounding Hunter are still…parking lots. If this site could be redeveloped with new businesses, living units, restaurants, a shared parking deck, and maybe a small (dog-friendly) park, I’m convinced that fantastic older buildings nearby would see renewed interest in redevelopment (i.e. the Thomas Jefferson Hotel).

And the Johnsons could get some more 4-legged customers.
